When it comes to selling homes, you may think professional photography is an unnecessary expense. We all have smartphones with cameras that take pretty decent photos.
But they don't take GREAT photos. And GREAT is what could make the difference of $19,000 on your listing! Here is some research on why professional photos are a MUST, and why paying $120-$180 is definitely worth the time and money you'll save by selling your listings FASTER, and AT ASKING PRICE.
Buyers are spending 60% of their time looking at listing photos, and only 20% each on the listing description and agent description. (The Wall Street Journal.) This means your photos are what need to WOW potential buyers, not the written features. We're visual creatures -- captivate the buyer's attention with beautiful photos so they can't help but dream about owning that house!
95% of home buyers are using the internet to begin their search. (National Association of Realtors) Homes with professional photos get 61% more views. (REDFIN) We're in a digital age. The internet is where buyers first find the properties they're interested in and contact an agent to see the homes in person. With photos being the eye-catcher to buyers, this is the best way to get clicks on your listing. Homes with professional photos get 61% more views. (REDFIN)

Homes with professionally photographed pictures can sell for up to $19,000 more. (marketleader.com) And homes with high-quality photos receive 47% higher asking price per square foot. (cbsnews.com) Definitely a worthwhile expense if it increases your commissions and makes your clients extremely happy -- and then referring you to all their friends!
89% of buyers find photos very useful. (National Association of Realtors) You could have an incredible description and some amazing features in your listing, but if your photos are blurry, dark, or just plain ugly, you won't be getting calls to see the amazingness of the house.
Better branding!Even though you'll spend a small amount of money on professional photos for your listing, the extra benefits continue even after the home is sold! Having drop-dead gorgeous photos means that you can continue using them in your marketing strategies (both online and traditional medias) and it improves your brand as being viewed as more professional... which means you get more listings, and hopefully higher price tags!
Research says that agents who outsource photography earn twice as much commission as agents who do not. But only 35% of agents use professional photographers. (inman.com) This highly suggests that professional photography can take your realty business to the next level. With competition using pro photos only being 35% of agents, it gives you a much better chance of being hired, than those who do not use pro photos.
While curb appeal is the seller's responsibility, listing appeal is yours. Spending a little extra money up front will make you more money in the long run!
